Depth – Diversity – Flexibility – Expertise
Developers of yesterday found that the classic
entrepreneurial attributes of risk, tolerance and drive
were the keys to success. Today, the real estate
world demands that entrepreneurial developers also
demonstrate a high level of sophistication and a strong
understanding of the market conditions and entitlement
processes about the real estate projects which they
are developing.
Whether serving as a full-service principal, partner,
consultant or broker, Maxcy Development Group leverages
its combined 60+ years of development experience with
the proficiency of its professionals on every aspect
of the development process, from vision to execution,
handling all aspects of horizontal and vertical development
for residential, commercial and mixed use real estate
projects.

Maxcy Development Group possesses a broad skill set
applied to the horizontal and vertical development
processes - from acquisition through execution - for
both single-use and mixed-use projects. With
an interest and knowledge in the many types of development
options, we capably evaluate a multitude of alternative
land uses, evaluating the potential of
both raw land and entitled land. Coming
to bear on this assessment is strong consideration
of the market and regulatory conditions, existing as
well as anticipated, which leads us to the development
and execution of the optimum development strategy.
Because of the investor risk of such developments,
the principals of Maxcy believe success is best assured
when the market is fully understood by the decision
makers and consultants like local attorneys, planners,
architects, engineers and others. Maxcy's
operational strategies and depth of comprehensive development
capabilities allows us the flexibility to develop the
strongest execution strategy while maximizing the financial
return to our investors and clients.

Maxcy Development Group has developed long term relationships
with various lending institutions throughout central
and west Florida. With the financial strength
of Latt Maxcy Corporation, Maxcy Development Group
has the ability to create financing alternatives based
on the project economics rather than relying on a bank’s
traditional underwriting criteria, which often results
in decisions that are good for the bank but do not
necessarily reflect the highest and best use of the
property.
These relationships have matured to the point where
lenders have looked to Maxcy for assistance with the
repositioning and marketing of non-performing properties. Pooling
their collective business expertise, the principals
of Maxcy have been successful in creating strategies
for workouts as well as the development and financing
of Community Development Districts (CDD’s) and
Community Redevelopment Areas (CRA’s).

With his Masters Degree in Urban and Regional Planning
from Florida State University and more than 20 years
of development experience, Harry Lerner, President
of Maxcy Development Group, and his team are responsible
for the often difficult task of obtaining land use
and development approvals for each and every project.
The approval process has historically focused on land
use approvals, such as comprehensive plan and zoning
approvals. It has been a long-standing belief
in the development community that when the political
side of the approval process has been resolved, administrative
approvals were fairly automatic. Over
the years, the approval landscape has changed dramatically
shifting the predictability of the political process
and finding more sophistication and uncertainty in
the administrative arena.
Good results require exceptional work in partnership
with communities and regulatory bodies to ensure a
compatibility of objectives for all parties involved
in the process. Approval experience includes:
comprehensive plan amendments, zoning amendments, concurrency
approvals, Development of Regional Impacts (DRI's),
environmental permitting for wetlands, uplands and
wildlife, and engineering and site plan approvals.
Understanding the planning process, the municipalities
and regulatory agencies involved in each approval process
and having long-term, stable relationships across Florida
and the Southeast, Harry Lerner is able to work for
his investors and clients to ensure that the entitlements
and development approvals obtained maximize the economic
return of every Maxcy development project.
Maxcy has strong professional affiliations and relationships
in regards to all matters related to engineering, permitting
and regulatory approvals. The better the
market, the more difficult it is to keep the process
moving. We pride ourselves on the respect
we have earned from colleagues throughout the industry,
and believe that by treating everyone professionally,
we can obtain maximum output from our consultants. Our
attention to detail, problem solving and follow-up
facilitate better results for our investors and clients,
avoiding unrealized mistakes often made by the most
qualified consultants.

Once the necessary approvals are secure, Maxcy Development
Group brings its extensive experience to the process
of bidding, negotiating and managing development and
construction contracts, both large and small. Our
experience provides an advantage by knowing what works,
who to work with and how to bring a top-quality job
to completion on a budget and in a timely manner.
In today’s escalating real estate market, an
inability to control costs is a common error of even
experienced developers. Less experienced, first
time developers, in their haste to reduce costs, often
hire the lowest bidding engineers and contractors which
can cripple even the most promising of deals. Maxcy
can identify areas of likely cost overruns and then
carefully monitor and manage the expenditures.

Maxcy Development Group expertly manages sales and
leasing, including: selling lots to builders; selling
developed land to large retail users; selling 5,000-square-foot
office buildings to doctors and accountants; leasing
to national and local retailers in community shopping
centers; and, marketing master planned communities. Our
marketing and sales commitment values constant communication
with retailers, builders, investors, professionals
and other developers through relationships and participation
in professional organizations, such as the Urban Land
Institute, International Council of Shopping Centers
and National Association of Home Builders.

A natural extension of development and leasing is
our property management expertise. We pride ourselves
on maintaining beautiful, well-maintained projects
for the benefit of our shopping center tenants and
our community’s residents. Maxcy Development
Group is committed to the implementation and management
of sufficient budgets and qualified vendors in order
to provide a long-term, sustained investment for the
benefit of all involved. |
