Chapel Creek
Chapel Creek is located in unincorporated Wesley Chapel in southwest Pasco County, just north of SR 54 and approximately 8 miles east of I-75 that provides access to Tampa employment and shopping destinations. More specifically the community is located on Eiland Boulevard approximately 1 mile north of SR 54 and 1 mile east of US 301.
Several important transportation projects are underway that will greatly benefit Chapel Creek. The I-75/SR 54 interchange is being reconfigured with an expected completion of fall 2010. Bruce B. Downs Boulevard is being widened from two to four lanes from County Line Road to SR 54 and SR 54 is being widened from I-75 to Curley Road with completion expected in December 2011.
Two major shopping destinations have recently opened in the area. The Shops at Wiregrass is a 750,000 square foot “lifestyle” outdoor shopping mall located 6 miles southwest of Chapel Creek at Bruce B. Downs and SR 56. The Grove at Wesley Chapel is an 800,000 square foot retail center situated 8 miles west at SR 54 and I-75 that features a 16-plex Cobb Theatre complex as well as a mix of small shops, restaurants, and big-box retailers. A shopping center anchored by Publix and Home Depot is located just south of Chapel Creek at the intersection of Eiland Boulevard and SR 54.
Chapel Creek is an amenitized master planned community comprised of 350 acres. The community is planned to include a build out of 906 attached and detached units in nine neighborhoods that includes 646 single family and 260 multi family or townhomes. Three neighborhoods are currently developed that include 223 developed and partially developed lots.

The lot improvements are virtually complete subject to final acceptance from Pasco County. Funds are available within the CDD construction fund to obtain acceptance and complete the project landscaping, entry and amenity for the community. At this time it is our position that the Phase I community amenity should be more passive in nature providing a tot lot, pavilions, trails and open areas to reduce CDD, HOA and Operation and Maintenance expenses for homeowners. Future phases will provide the ability to increase the level of amenities. MDG will work with the selected builder to design and construct the project amenities.
