Shingle Creek Reserve
Shingle Creek is the final phase of The Oaks, a 913-acre 1,527 unit golf course community located in the City of Kissimmee. The property is located off US 17, two miles west of Downtown Kissimmee on the east side of Lake Toho. The project is conveniently located to shopping, including a Publix grocery store. Additional retail and restaurants are located within the immediate vicinity and other big box retailers within a few miles of the project.
Shingle Creek benefits from the existing project amenities of the Oaks including the Kissimmee Oaks Golf Course, an 18-hole daily fee golf course located in the first phase of the development. The golf course is a 6,900-yard par 72 course with an 11,000 square foot clubhouse.
In addition to golf, Shingle Creek residents have direct access to Lake Toho through a boat ramp and lift situated at the northeast corner of the man-made lake. The boatlift can hoist a typical fishing or lake cruising boat into Shingle Creek, providing access to Lake Toho, the sixth largest lake in Florida at 13 miles long by 4 miles wide. Owners of the lots on the man-made lake are permitted to have approved floating docks. On-site boat storage is available to residents. Other amenities include a tot lot at the entrance to the neighborhood park and a park and pavilion located on the man-made lake.
Shingle Creek Reserve at The Oaks consists of 535 home sites, some of which border man-made lakes or conservation areas. Approximately 161 homes were sold by Mercedes Homes, Rennar and Park Square Homes. Of the 242 home sites remaining, 108 are 37’ lots, 185 are 60’ lots, and 81 are 70’ lots.
Maxcy Development Group Realty represents the interests of CDD bondholders in managing the disposition of the property. At this time, the 60’ and 70’ lots are under contract and Maxcy is offering the 37’ lots which can accommodate a 37’ x 55’ building footprint. Setbacks are accommodated in common areas that can either be re-platted to a standard 45’ lot or handled through easements.
